When I sit down at a listing presentation and consult with owners about listing their home; I am amazed how much pressure they feel to JUST LIST THE HOUSE!  Family, friends, neighbors, other Realtors, etc.

Here is a better tactic, Make a Plan:

Week 1 Engage:

  • Realtors
  • Painters
  • Landscapers
  • Cleaning Services
  • Repair Contractors

Week 2:

  • De-clutter the home.
  • Hold a Garage Sale.
  • Hire a Realtor.
  • Hire prep crew (landscaper, painter, cleaning service, repair contractors, etc.)
  • Rent a Storage Unit.

Week 3:

  • Staging
  • Photos
  • Prep for Listing

Week 4:

  • List

4 weeks to list is not going to make or break your potential to earn on the property.  What will make or break is 6 months to a year.  Those changes are more significant than 4 weeks by a million miles.  The home needs to shine to get the most bang for your dollar.  Buyers are much more savvy with a lot more resources.  Make the property shine.  Don’t be in a hurry.  Make smart decisions and have a plan.
